Boating season is upon us! Edina Realty has their own insurance affiliate and they recently put out great information to their agents. I am sharing with you!
I am not an insurance agent, so certainly check with your agent for your coverage needs, but I thought this was helpful for Prior Lake residents to be aware of as we put our boats in the water for the season.
If you are looking for a permenant place to park that boat, give us a call! Many wonderful properties have become available on the lake this year.
When out on the water, remember you can always get a beer, brat and bathroom at our home!
Happy Boating - be safe and have fun!

Is my watercraft adequately covered if it is destroyed or stolen? The coverage for the watercraft itself is referred to as hull physical damage. Most policies cover watercraft on an actual cash value basis, which means you will receive the actual cash value of the watercraft based on replacement cost minus depreciation. You can also purchase a policy with an agreed value clause, which means you and the insurance carrier agree to the value of the watercraft, and the amount shown on the policy is the amount you will receive regardless of age.
Am I covered if a non-family member is injured either on my watercraft, skiing behind my watercraft, or if I hit someone in the water or another watercraft? Coverage for bodily injury or property damage is referred to as watercraft liability. Most watercraft policies include watercraft liability automatically, although some policies require you to add specific endorsements, such as coverage for water skiing. However, it is imperative that you also carry a personal umbrella, and make sure your agent includes the watercraft on the umbrella policy.
I have added permanently attached items to the watercraft such as a trolling motor, depth finder, radio, stereo, down rigger, etc. Are these items covered automatically? Permanently attached items (attached to the hull using bolts and brackets including slide out brackets) are covered under the physical damage to the hull section, therefore it is important that you consider the value of these items when determining the amount of hull coverage you are purchasing.
I have a lot of equipment such as water skis, ropes, anchors, etc. that are used for the watercraft but aren't permanently attached. Are they covered? Most watercraft policies will include items intended for use only with the watercraft, but it is limited in scope and amount.
I own significant amounts of fishing equipment. Is my equipment covered? Many policies contain special fishing equipment coverage. The included coverage can be as high as $10,000. However, coverage is typically limited to $1,000 and this limitation does include tackle boxes. Also, with many policies, this coverage needs to be specifically added.
I store my watercraft at a watercraft warehouse for the winter. Is my watercraft covered?
Your watercraft is covered while at the warehouse. However, you never want to use your insurance when someone else is liable. You will want to be sure that the warehouse is covering your watercraft for any damages that may occur while the watercraft is under their care.

"Sellers’ Market!" When is the last time we’ve heard that term? It’s been awhile, but it is upon us making this a great time to list your home.
The Minneapolis Area Association of REALTORS© publishes great market update information monthly for the Metro, county and city. Here in Prior Lake, the market update for May of 2012 suggests this is becoming a sellers’ market.
Closed Sales increased 26.1% while New Listings increased 5.6% indicating a shortage of inventory.
Median Sales Price increased 29.3% while Inventory of homes for sale decreased 27.1%. Supply and demand at its finest – less supply, greater demand! Not that we are seeing prices back to where they were in 2004/2005, but homes that are well priced in this market are selling.
The Schweich Real Estate Group is seeing this in our business as well. We are working with twice as many buyers (at least half a dozen Lakeshore buyers) as we usually do and have half the single-family inventory in listings available than we have in years past.
If you are thinking of selling, now really is a great time to put your home on the market. Call Mary today for a Complimentary and Confidential market analysis of your home! 612-414-4694

Hope to see all of you out and about this weekend!
I grew up in Credit River where my mom had a huge garden. These days, I have a few tomato plants along the side of the house, but that is the extent of my planting. However, my friends are sharing their tomatoes, cucumbers and other fresh veggies with me and after a stop at my sister Cindy's this week, we arrived home with more zucchini than we knew what to do with. So, we got creative and made an eggplant parmesan recipe with zucchini instead! This is courtesy of the Food Network's Tyler Florence.
Don't skimp on the capers or red pepper flakes, they really add flavor to this dish! Of course, we used fresh tomatoes from their garden as well instead of canned, and you need about a dozen tomatoes to have the equivalent of a #28 can. Just boil them whole and peel them. Salt to taste and add to the sauce!
Don't forget you can always pick up these items at our very own Prior Lake Farmers' Market. See you there Saturday morning!
Eggplant Parmesan - Recipe courtesy Tyler Florence
Spicy Tomato Sauce:
- 1/3 cup extra-virgin olive oil
- 3 garlic cloves, minced
- 1 cup black olives, pitted and roughly chopped
- 1 teaspoon hot red pepper flakes
- 3 tablespoons capers, drained
- 2 (28-ounce) cans tomatoes (recommended: San Marzano), crushed by hand
- 1/4 cup fresh basil leaves, hand torn
- Kosher salt and freshly ground black pepper
- 4 cups dried bread crumbs
- 1 tablespoon garlic powder
- 1 tablespoon dried oregano
- Salt and freshly ground black pepper
- 5 eggs
- 1 cup all-purpose flour
- Extra-virgin olive oil
- 4 pounds medium eggplants, trimmed and cut lengthwise into 1/2-inch-thick slices
- 2 pounds whole milk ricotta cheese
- 1/2 cup chopped fresh basil leaves
- 1 1/4 cups freshly grated Parmigiano-Romano
- 2 pounds shredded mozzarella cheese
First make the sauce: Put a large saucepan over medium heat and add the olive oil. Add the garlic and cook 1 minute. Add the olives, red pepper flakes, and capers, and let that cook for 2 minutes, stirring often. Toss in the tomatoes with their juices and bring to a low simmer. Stir in the basil and season with salt and pepper. Simmer for 10 minutes. Remove from the heat and set aside.
Combine the bread crumbs, garlic powder, and oregano in a shallow bowl; season generously with salt and pepper and mix well. Crack 3 of the eggs into another shallow bowl; season with salt and pepper and beat with a fork to mix. Put the flour in another shallow bowl and season with salt and pepper. Arrange the eggplant, flour, beaten eggs, and bread crumbs on a work surface near the stove.
Heat about 1/4-inch olive oil in a large skillet over medium heat. When the oil is hot, dredge several eggplant slices first in the flour, then dip them in the egg, and finally coat them in the bread crumbs. Put as many eggplant in the skillet as will fit comfortably in a single layer and cook until tender and well browned on both sides. Drain on paper towels. Cook all of the eggplant slices this way, adding more olive oil to the pan as needed.
Stir together the ricotta and 1/2 cup of the Parmigiano cheese. Stir in the basil and remaining 2 eggs, and season with salt and pepper.
Preheat the oven to 350 degrees F.
To assemble the dish, first get yourself set up with a large, buttered baking dish. Have ready the eggplant, the ricotta mixture, the tomato sauce, the shredded mozzarella cheese and the remaining 3/4 cup grated Parmigiano. To start, spoon some of the tomato sauce over the bottom of the baking dish. Now add a layer of eggplant. Spread with half of the ricotta mixture. Spoon another layer of tomato sauce over and sprinkle with about one-third of the mozzarella. Repeat with a layer of eggplant, the rest of the ricotta, tomato sauce, and another third of the mozzarella. Finish with the rest of the eggplant, the rest of the tomato sauce, and the rest of the mozzarella. Sprinkle with the 3/4 cup Parmigiano.
Put the dish in the oven and bake for about 1 hour, until golden and bubbling. Let stand for about 20 minutes before cutting.

Same holds true for properties on Prior Lake. Here is the current absorption rate, a term that indicates how many months it will take for a property to sell once it is listed, for properties on Prior Lake.
2012 Year-to-Date Activity on Prior Lake
Absorption Rate on Prior Lake is 5 months!
1-4 months = Seller's Market
5-6 months = Balanced Market
Greater than 7 months = Buyer's Market
Very interesting! We haven't seen this type of activity in awhile. If you are thinking of listing your home, call us for a complimentary and confidential market analysis.

Please Help Alleviate Erosion And Wake Damage While Boating
Prior Lake Level Rising/ Close To Triggering No Wake Provision
Prior Lake is close to 904 ft. and the Slow No Wake provision, but it has not happened in 2013. The lake's level is 903.59 ft. as of July 30. Should the lake exceed 904 ft., city ordinance dictates no person shall operate a watercraft at greater than a slow no-wake speed on the entire lake. Levels are measured by the Prior Lake/Spring Lake Watershed District (PLSLWD). Help alleviate shoreline erosion and damage by boating slowly this summer. For up-to-date information on lake level, visit the PLSLWD website. Sand bags can be purchased at City Hall for $.25 per bag. Sand will be delivered free if Slow No Wake is invoked. For more information please contact City Hall at (952) 447-9800.

A visitor writes on October 15, 2009: "We have gone there the last three years, and have mostly enjoyed it. After you pay $5.00 per person to get in, the scarecrow display is cute, but not overly impressive. Most of the other activities are for younger children (tractor trykes that pedal in a circle, slides, etc) and besides the ponies that walk in a circle, the only other animal is a big sad looking camel (the ponies and the camel cost extra). The hay pile for jumping has been fun, but my kids get bored of it quickly. The pumpkins are expensive, the restaurant is expensive too. We will find another patch this year. It would be nice to have a hay maze or a petting zoo, and hopefully one not as expensive for its activities or pumpkins."
Comments: One visitor wrote in October 5, 2007: "I took my family to emma krumbee and I will never do it again i had to pay 16dollars for my family for nothing and everythiing was so expensive the apples were out ragously priced and there was nothing to do for the money I paid and the pumpkins cost to much"
A visitor writes on September 20, 2008: "I would agree that Emma Krumbees DOES have high prices and seems to "nickel & dime" people. They have a reputation of being expensive. I would suggest going somewhere else for lower prices & an equal amount of fun."
A visitor writes on October 01, 2008: "Emma Krumbees charges $5 per person for entrance to the annual Scarecrow Festival, which includes a little homemade kiddie train, mountain of hay to climb on, free kids music, off-road trikes, a slide built into a hill, some new climbing sets for the kids, a free but very brief wagon ride to the pumpkin patch, and some animals. Things you pay extra for: pony rides, camel rides, purchasing pumpkins, apples, strawberries, gourds, etc. They also have a great gift shop and a bakery. The restaurant on the other side of the orchard is very popular and can get pretty busy, but we've always enjoyed it. Last weekend was our 4th annual family trip to Emma Krumbees, and we had a great time! I definitely recommend it to anyone with kids - especially those who like to play outside. "
A visitor writes on October 11, 2008: "My husband and I went to Emma Krumbees yesterday and were very disappointed. I had heard from others including my husband how cool the Scarecrow Festival is, so we headed over there after having fun at the Minnesota Harvest (which btw I do recommend). We arrived about 5:30ish and they close at 6pm. I decided to pay the $5 per person to go in and check out the scarecrows since I thought they would be impressive. Maybe a handful were creative. Never again, they didn't have many and a lot of them were repeats. I have never seen so many Michael Phelps in my life... Plus my husband is wheelchair bound so we were not able to go ride through the Orchard, the lady said she would check for us and but didn't get back with us. Everything was kid oriented but since we do not have kids it was a total waste of $10.... I thought I better warn all before paying $5 per person for the Scarecrow Festival. "
